Before you replace the roof, find out if it can be restored.
A coating can add years of service to the right roof, without tear-off noise, dumpsters, or moving tenants around.

02
When restoration works
The roof needs to still be attached, mostly dry, and sitting on a sound deck. Infrared scanning and core cuts help us see whether less than about a quarter of the insulation is wet.
We scan the roof and take core cuts, then cut out and replace wet insulation before coating begins.
We power wash, repair seams, flashings, and drains, then reinforce seams with fabric.
Two coats of silicone or acrylic are checked with a mil gauge as the work progresses, then inspected for warranty issuance.
Typical restoration
$3.50–$6.50per square footTypical tear-off + new roof
$11–$18per square footManufacturer warranties are available for 10, 15, or 20 years depending on coating thickness.

We will tell you when coating is the wrong answer.
Too much wet insulation, several layers of old built-up roof, or a rusted deck can make a coating the wrong call. When that happens, we price replacement and show you the scan that explains why.
