01

Twice a year, your roof gets a real check.

Spring finds what winter did. Fall gets the roof ready before the freeze. We schedule both, document both, and include an hour of small repairs on every visit.

03

Spring checksMarch 15 to May 31

We look for the damage winter left behind.

Fall checksSeptember 15 to November 30

We clear drainage and seal vulnerable details before the freeze.

04

Every visit looks where leaks start.

We inspect the membrane field and seams, wall and curb flashings, rooftop unit curbs and pitch pans, drains, scuppers and gutters, parapet coping, pipe penetrations, ponding water, and damage from HVAC service traffic.

01Spring: winter’s damage

Freeze-thaw splits, ice damage at drains and edges, shovel cuts, and loose coping are found before they become an occupied-building problem.

02Fall: winter readiness

Leaves and debris come out of drains, scuppers, and gutters. Seams and flashings are checked before hard freezes arrive.

03Small repairs included

Up to one hour of small repairs and materials is included in every visit, so the easy fixes are handled while the crew is there.
